<p>When you are looking for a roofing contractor, you may be wondering how you can pick the right one.  It will never hurt to ask your roofing contractor questions and get more background information.  If these questions make the contractor uncomfortable, then you should probably use a different contractor.  You should always get bids from at least 2-3 roofing contractors to compare price and quality.  What questions should you ask these contractors, and what are the red flags to watch out for?  To ensure that you have the best experience possible with your roofing contractor, we have some guidelines on how to choose the right company for you.<br />

The first and possibly most important thing you can look for is each company&#8217;s past experience.  When you pay for a new roof, you are really paying for the roofing company&#8217;s reputation and experience.  Ask for references you can contact and addresses where you can view their past projects preferrably spanning over a few years. Check out each company on the Better Business Bureau, Angie&#8217;s List, or a similar company that will show any listed complaints or success stories.  You also want to ask your company if their employees are trained and certified to install your roofing product.  You would be surprised how many contractors teach their employees through &#8220;trial and error&#8221; on their clients roofs. <br />

Secondly, you will want to check if they are licensed and insured.  You can check for a business license at the Division of Occupational and Professional Licensing.  It only takes a moment to look your contractor up online.  You can learn a lot about a company by simply checking to see if they are meeting general guidelines such as a business license.  There are two types of insurance you want to check for: liability and workers compensation.  Liability insurance protects you from any damage that may occur to your home or roof.  If an uninsured contractor doesn&#8217;t seal up your roof during the roofing process and it rains overnight, you may need to pay to fix the damage yourself or take the contractor to a small-claims court.  Workers Compensation protects you from an employee suing you for being hurt on your property. <br />

Third, ask if you will receive a contract and a lien waiver.   Few people are aware that a roofing manufacturer can charge you for the roofing materials on your roof if your contractor does not pay for them.  Even if you pay your contractor in full, you may end up paying for those materials again.  Ask for a lien waiver to avoid this issue before you pay the final bill.  Also, before your roofing contractor performs any work on your roof, ask for a signed contract stating what is going to be done.  This will protect you from any misscommunication or fraud. <br />

<p>A real estate appraisal is important when you take out a mortgage loan to purchase a property. It helps to determine the market value of the property you&#8217;re planning to purchase. The lender also requires an appraisal to verify that if required, whether or not the invested amount can be recovered by selling the property.  </p>
<p>Residential appraisal report – Its importance</p>
<p>If you take out a mortgage loan to purchase a house, then the final commitment usually depends upon a residential real estate appraisal. This is because the banks wants to make sure that their invested amount is covered in case you default on payments.</p>
<p>Value of the property – If the appraised value is less than the sale price, then the lender may not offer you the mortgage loan to purchase the property.</p>
<p>Entry to the property – If the appraisal report states that the entry to the property is from a private shared road, then the lender may want to verify whether or not the road maintenance agreement is signed by everyone who uses the road; that is, whether or not the maintenance is shared by all of them.</p>
<p>Time taken to sell the property – The lender may hesitate to offer the mortgage loan if the estimated time to sell the property is comparatively more than the area average.<br />
Low real estate appraisal – The solutions</p>
<p>There are several solutions to a low real estate appraisal. The solutions are discussed below.</p>
<p>Order for a second appraisal – The seller or the buyer can order for a second appraisal. While doing so, you can ask the lender for a list of approved appraisers if you&#8217;re taking out an FHA loan. Often, the second appraisal is much more than the first one, especially if the property is appraised by an inexperienced appraiser in the first time.</p>
<p>Seller can reduce the sale price – By reducing the sale price, the seller can settle the deal as it may take longer time to sell the property if the buyer denies to purchase the property.</p>
<p>Buyer can pay the difference in cash – The buyer can pay the difference in cash to the seller.</p>
<p>Seller can create a second mortgage – The seller can cerate a second lien on the property. You can agree to pay a lump sum amount to the seller at a later date.</p>
<p>Supply comparable sales list – With the help of a real estate agent, the buyer can access a list of recent comparable sales that confirm the agreed-to-sales price.  By submitting the list to the lender, the buyer can ask for a review of the real estate appraisal. You may also ask your real estate agent to call the listing agents and inquire the actual sale prices of the comparable properties.</p>
<p>Apart from the above options, you, as a buyer, have every right to cancel the transaction and ask the seller to return the earnest money deposit, which you&#8217;ve paid (as a part of down payment) at the time of signing the purchase agreement.</p>

<p>To achieve a healthy home, you have to pursue sanitary practices all the time. But before you can take up health-safety measures, you must have an initial knowledge as to how home systems work. To begin with, your septic system is the facility that accumulates perhaps the largest waste from your home. Focusing on learning about this system would be a good idea.</p>
<p>What are the components of the septic system and how do they work? There are four main parts that comprise a typical system. These are:</p>
<p>Waste water pipe – all the channels in your home that operate with water connect to this component. It carries the waste water and solid particles out of your house to the septic tank.</p>
<p>Septic tank – this holds about a thousand gallons of waste. The solid particles that come with the waste water would settle at the bottom of the tank, and later on form sludge when they deteriorate. Grease, oily substances and light particles would float at the top and form scum eventually. Baffles or liquid flow regulating flat plates are installed at the tank’s inlet and outlet. These help restrain untreated water, scum and sludge from escaping the tank. Newer types of tanks today have two compartments, which are created by a partial concrete dividing wall at the center.</p>
<p>Drain field – this is responsible for the initial water treatment. Microscopic wastes and bacteria in the waste water are trapped here, or seep slowly through the soil. They would also be decomposed by microorganisms. The most common drain field type is the trench system. For homeowners who have soil that is not suitable for having a drain field, a seepage pit or dry well is a good alternative. The pre-cast tank has sidewall holes, and is surrounded by gravel, brick or stone walls. The harmful elements in the water seep through holes into the soil around the pit. </p>
<p>Soil – this enables the final stage of percolating the water. Remaining harmful bacteria and nutrients except nitrogen and some salts are further decomposed by soil elements. Areas with soil unreceptive to perform efficient water treatment may have other systems involving wetlands, lagoons, aerators, disinfection devices, float switches and pumps. These options can only employed depending on local rules.</p>
<p>Where does the septic system in your home located? In most cases, the septic tank is usually the only system component that can be easily spotted, as it has inspection ports covered with secure caps. Other components might be harder to spot if they were not marked upon their installation. </p>
<p>If you want to find out approximate or exact locations of the waste water pipe and drain field, you have two options. First is to survey your backyard. Walk a few meters away from the septic tank marker to the direction of your home. The pipe might be protruding from one of your outside walls. Immediately put a marker once you find it. Locate the drain field using the length of the pipe from your house to the tank. The pipe from the tank to the drain field is of approximately the same length. Your other option is to consult the local health department or concerned agency that may have your structure records. Ask if you can access the file so you can place markers on the specific parts of your septic system.</p>

<p>However, that is just not what buying short sale is about. There are several truths that you need to know regarding this type of sale:</p>
<p>1. The price of the short sale is set by the real estate agent and the seller. So don&#8217;t think its short sale you can make low ball offers. You can either agree to their selling price or make a better offer in purchasing the property. This is just one of the best ways to be highly considered for the sale.</p>

One way to know what you are getting yourself into is to obtain a professional home buyers survey. A house survey can minimise your risks by answering these three important questions:<br />
* Will I be paying a reasonable price for this property?<br />
* Are there any problems with the property, or obstacles regarding the purchase?<br />
* If so, what will I need to do about them?</p>
<p>By obtaining a house survey, and answering these questions, you will avoid any costly surprises. And if the findings affect the value of the property, then you may want to renegotiate the price.</p>
<p>First, the basic valuation</p>
<p>The first survey that will have to be done is the Basic Valuation. This is just a quick look that your mortgage lender will take to confirm the value of your purchase. Basically, the lender will make sure that the property is worth the money that you will borrow. This survey is based on a comparison with similar properties in the area. Next, the property will have to be inspected by a home buyers survey expert.</p>
<p>What types of house survey are available?</p>
